Longview might just be one of the finest neighborhoods in Black Forest.  Longview draws it's name from vistas of a vast meadow lying to the east of Highway 83, and the properties here have tamed that open wilderness with impressive beauty.

Black Forest is the only part of Colorado Springs that lies beyond the city's urban sprawl.  One crosses into this area as they move to the northwest of ever-expanding suburbia.  There's still plenty of room for anything and everything up here, among the pine trees and the plains of Black Forest.  Nonetheless, the commodities and amenities of Colorado Springs are not far away.  Longview sits beside Highway 50 and Highway 83, so one can approach either the city or the town of Monument with a short drive.

Longview and the surrounding area are served by Lewis Palmer School District 38.  This district can boast it's excellent academic ratings, yet the sports teams of D38 might just be the finest in the state.  Buses for D38 schools run throughout the Black Forest area, so if you are concerned about transportation for your kids, it  shouldn't be an issue.

5 Questions You Need To Ask If Your House Isn't Selling

1.  Did you hire the right agent? 

The ins and outs of the real estate field call for an in-depth understanding.  Your agent should know your neighborhood intimately. Everyone wants to sell their home for more than it’s worth, it’s often easy for some realtors to make this mistake. Unfortunately, even if a home is priced just a bit too high, it can languish on the market for months without any offers. This is why a thorough comparative market analysis (CMA) is so critical. Despite what your neighbor’s house just sold for, or what you might need to pay off your mortgage, the factors determining the price of your home are outside of your control.  Nonetheless, a good realtor will be able to weigh all the relevant information in order to maximize your profit from the sale of your home.

4.  Is your home available for buyers?

When somebody spots your home in an advertisement and decides they want to come in for a showing, that showing needs to happen as soon as possible.  Remember, you’re asking for quite a lot of their money, you need to be on THEIR schedule. This means that the entire property, inside and out, should be in an idealistic condition upon arrival. Potential buyers should feel at home just before they walk through that door. And no, you don’t need to bake cookies.

5.  Is your home in prime condition?

In everyday life, there is nothing wrong with a bit of messiness. It takes a degree of O.C.D. to keep your home in a model state, all the time. Believe it or not, this doesn’t require a lot of money, all it takes is a little diligence. All the weeds should be pulled, all the grass should be trimmed, and all the clutter should be shaped-up.  It helps to throw some flowers into the picture, both in the yards and in the rooms.  Light up the house as much as possible, and try to make the rooms into places where anyone can feel at home.  If you take the time to put these steps in action, the uniqueness of your home will be very attractive, and that equals more money. As you’re pulling weeds and vacuuming, just think about the dollar signs, you are paying yourself a high hourly wage to do these things.

The crime rates for Pinon Valley and the surrounding Rockrimmon area are among of the lowest in Colorado and the United States.  The neighbors of Pinon Valley mainly work as white-collar professionals, and additionally, many who live here work in sales or service industries.  Of course there is variety among the occupations of homeowners in Pinon Valley, and don't think for a second that this is an exclusive neighborhood.  The folks in Rockrimmon are just as friendly and good-natured as just about anyone in Colorado.
