·         Enhance your credit score: Before attempting to take out a home mortgage in today’s market, you need to increase your credit score, this is the most important document that that the lender will check before giving you the loan. Without a good credit score, the lender will think that you’ve been unable to manage your finances in the past, this increases the interest rate in order to reduce their loss. You can order a free copy of your credit report and thereby remove the errors that are reducing your credit score. A 720+ credit score is perfect for taking out a mortgage.

·         Pay down debts to lower the DTI ratio: Apart from your credit score, another figure that your mortgage lender will look at is your DTI. This is the ratio between your income and debts in a particular month. If you have a high DTI ratio, this means that you owe a huge amount in accordance with your monthly income. When you have a high DTI ratio, it makes lenders think that you could default on the mortgage as well. Instead of granting you a loan within your means, they will charge you higher rates to reduce their risk. Reduce your debts.

·         Save enough money to put down the right amount: To take out a home laon, you generally have to pay down at least 20% of the total loan amount as the down payment. If you don’t save enough money, you might have to pay the PMI or the Private Mortgage Insurance payments that uselessly increase your monthly liabilities.

·         Shop around and compare rates: Never accept the first mortgage loan offer that you come across as this will be sheer foolishness. Make sure you  shop around and compare the monthly payments, the interest rates and the closing costs of each loan before choosing the one.

If you’re unsure about the steps that you need to get a mortgage, you might need to call a mortgage broker, or to make things simpler run some calculations through mortgage loan calculators. Whichever loan type you choose, ensure managing your finances and repaying on time, it will pay off in the end.
