Waterbury - A New Housing Development in Falcon

What is Waterbury?

If you are looking to build a brand new home in the Colorado Springs area in the 200’s to 300’s with all the bells and whistles – then Waterbury could be the answer for you. Waterbury in Peyton, Co is a new residential project that will most likely include over 1,000 single-family homes. The project  is planned for 330 acres in the Falcon area north of U.S. 24 and Stapleton Road, east of the Meridian Ranch development.

What’s different about Waterbury?


The answer is water features – several ponds and streams already occupy the land and will be made a center piece of the development. The Falcon and school district 49 area northeast of Colorado Springs has seen tremendous growth over the last decade. Shopping, dining and other activities (including 2 golf courses) have become abundant in the area, and now with the emergence of Waterbury – the infrastructure is poised to grow even faster. It makes since considering Schriever AFB, Peterson AFB and Fort Carson are all withing minutes on the area.

How far along is the planning?


A partnership by Philadelphia-based investment group American Land Fund and Peter Martz, of Springs-based Land Resource Group, purchased the land in 2010 and in January 2013 received approval of a final development plan from the El Paso County Commission. At this point the majority of Waterbury’s homes will be priced in $200,000s to low $300,000s – and will be very similar to Meridian Ranch which is just southwest of Waterbury. The development will most likely be made up of five “villages”. Each village will have a slightly different style, feel and price point. For Colorado residents that are looking for a change in architecture, Waterbury could be a match as at least one quarter of the homes will have front porches, with an older farm house type feel. This is quite the contrast to the same old earth tone stucco subdivisions that riddle El Paso County.

According to the projects lead planner, Waterbury will have lots and lots of amenities, included in the ideas is a pair of community centers with pools and tennis courts, parks, walking/biking trails and open space – not to mention all of the water features, which will be a welcome change for Colorado Springs and Falcon residents. Along that line several large ponds and streams are already on the property.  The plan is to have these water bodies serve as year-round features to be aesthetic improvements over other communities, and perhaps provide residents with trout fishing. Waterbury will be one of the few neighborhoods to provide these types of amenities at the 200k-300k price point – if not the only one in Colorado.

What about utilities?


Fortunately a metro district in 2005 under previous owners was supported by a special property tax. As a result, it will provide water and wastewater service.

When will lots become available?


As of February 2013 it looks like lot development will begin as early as the , with home construction targeted to begin in spring 2014. Typically for an undertaking like this, it can take 6-10 years to have total completion. Waterbury would  be the 4th major development  in the Falcon area joining Meridian Ranch, Falcon Hills and Woodmen Hills. All these neighborhoods are about 20 minutes northeast of downtown Colorado Springs.

Who are the builders?


At this point, no announcements have been made, though the usual suspects are likely including those that are currently building in Meridian Ranch, Cumbre Vista, Wolf Ranch and Cordera.

About 10 years again once rooftops began to pop up in Falcon, retailers quickly followed. The area around U.S. 24 and Woodmen and Meridian roads is now home to a Wal-Mart Supercenter, a Safeway grocery, Walgreens, fast-food and sit-down restaurants, banks, dry cleaners, auto supply stores and the like. It is likely this trend will continue as more homes sell in Waterbury over the coming 24 months.
