Greyhawk is part of Academy District Twenty whcich consists of five high schools, five middle schools, and eighteen elementary schools utilizing a K-5, 6-8, 9-12 grade level configuration. (District Twenty also has one Charter school). The following information presents an overview of curriculum and programs offered in Academy District Twenty. The choice schools include: Academy District Twenty offers choice schools that are open to students throughout the district. Choice schools offer programs or opportunities that are different from neighborhood schools. Differences may include the school schedule or its curriculum focus. The first of these is the Banning Lewis Ranch Academy K-8, a state-of-the-art charter school within Falcon School District 49. Banning Lewis Ranch Academy opened its doors for the 2006-2007 school years and is located next to the Northtree Ranch House. There are 15 campuses in Falcon District 49 in the Falcon/Colorado Springs area.

For the third consecutive month existing home sales have climbed. In December of this past year sales of existing homes rose sharply by 5% nationally. That is 3.6% higher than December of 2010. According to National Association of Realtor’s chief economist Lawrence Yun, these figures point to the long awaited real estate recovery in Colorado Springs.  Yun noted record low mortgage rates, job growth and low prices for existing homes as the fuel for the real estate rebound. Additionally, Freddie Mac is noting that the average fixed rate mortgage for the same period is now down to the a record low of 3.96%, a drop in Colorado Springs mortgage rates of 18% in just the last year! Mention this article and Turner Associates will provide a rebate to you upon closing should you become our client! For sellers the housing inventory conditions are also favorable. By the end of December 2011 the national inventory of existing family homes on the market was down by 9.2%. Additionally, total housing inventory (townhomes, new construction etc.) on the market has dropped by 14%. Fewer homes on the market mean prices will begin to increase due to lack of available supply. By comparison, at the end of 2007 there were 4.04 million homes on the market. Today there are 2.38 million, a drop in available inventory of 41%.

Foreclosures are another story. In Colorado one in every 620 homes is in some level of foreclosure, totaling 3,498 homes. By comparison, Arizona is one in 357; California is one in 254 and Nevada is one in every 177 homes. Housing economists suggest that the slowdown in foreclosures seen over the last year could reverse in the coming months as banks begin to release properties into the market they had previously foreclosed on. Foreclosures sold at a 22% average discount in December of 2011. Short sales closed at 13% below market value compared to 16% below for 2010.  That further signals a rebound in value for Colorado Springs short sale homes.

Nationally 32% of all home sales in November were designated distressed.  21% of those homes purchased during December were by investors. This also suggests a return in real estate values for Colorado Springs homes. One in three sold for cash.

Significantly, realtors from across the country noted that approximately 33% of their contracts failed in December, primarily due to poor appraisals. Historically appraisers follow the value trends of the market.  How far behind the market the appraisals are is purely subjective.  It is primarily motivated by the lending institutions and their underwriters.

Finally, home sales in general increased by 4.6%. That is a climb of 4.3% over last year.

If you are selling: Remember, all real estate is local and some of it is local. So, if you are contemplating selling your home be sure to have a reputable, experienced Realtor do a very comprehensive market analysis for your home before deciding on a price. Obviously the single worst thing a homeowner can do is over price their home. Particularly in a buyer’s market.

If you are buying, same thing: An experienced and talented Realtor will be following all of the sales in your Colorado Springs neighborhood of choice. After close inspection, lots of homework and years of experience they will be able to guide you in making the purchase of y our dreams. It is a complicated process and working your way through the closing only begins with an agreed upon price. As I mentioned earlier you will need a Realtor that can negotiate the purchase and lending, appraisal, inspection issues as well as title work.

It is a great time to buy a home…maybe the best time to buy a home in Colorado Springs ever. But don’t take it on without expert assistance. In the final analysis the numbers don’t lie. By all accounts the residential real estate market in Colorado Springs is on the rebound. Finally.
